Architecture

From feasibility through to handover, for new builds and extensions.

We take architecture briefs from the first site walk through to the final snag list. A single lead designer stays on the project from sketch to handover, so the decisions made in the first month are still the ones being built in the last.

Deliverables
  • Feasibility study and site analysis
  • Planning application and listed-building consent
  • Technical design and tender package
  • Construction administration and site visits
02

Interior

Joined-up interior design that follows from the architectural plan.

Interiors are not a separate handover. The same team that draws the envelope draws the joinery, picks the materials, and details the lighting. The result is a building where the inside and the outside read as one project.

Deliverables
  • Joinery design and detailing
  • Material selection and sourcing
  • Lighting design and specification
  • Furniture and styling plan
03

Site supervision

On-site presence during construction to hold the design intent.

We stay on site through construction. Regular visits, minutes, and a clear chain of decisions keep the design intent intact when the contractor hits a problem. We do not hand over drawings and disappear.

Deliverables
  • Site visits at agreed milestones
  • Site minutes and RFIs
  • Payment certification
  • Defects list at handover
04

Feasibility

A short, honest study before you commit to a full project.

Before a full commission, a feasibility study tests what is possible on your site or in your building. Planning policy, massing options, and a budget range are set out in one document so you can decide whether to proceed.

Deliverables
  • Planning policy review
  • Three massing options
  • Indicative budget range
  • Programme and risk notes
Out of scope

What we do not do.

We do not do garden design, structural engineering, or quantity surveying in-house. We work with trusted consultants on each of these and coordinate them as part of the project. We do not take on projects where we cannot lead the design.
